This role is responsible for managing the team performing preventive and reactive maintenance at the client’s 3.5 million sq. ft. Poughkeepsie location. The successful applicant will interact with members of the JLL and client engineering and operations groups.

Job Responsibilities

Managed team performs provides direct customer service relating to facilities operation within the entire Poughkeepsie location. The team performs reactive maintenance work orders within the following disciplines: HVAC, electrical and lighting issues, ceiling tile replacement, electric motor replacement and repairs, steam reducing stations, bearings, plumbing and other related building systems. They team responds to customer calls and alarms 24 X 7 (team consisting of 1st, 2nd  and 3rd shift coverage). The team performs preventive maintenance on air handlers, pumps, exhaust systems, air compressors, heating systems and other related building equipment and infrastructure. The successful applicant should have general knowledge in one or more of the following disciplines: electrical, plumbing, steam, carpentry, HVAC, controls. Excellent communication skills and a dedication to customer satisfaction are key requirements. Candidates must have good organizational, interpersonal, administrative and managerial skills. Experience with contract / vendor relations, purchasing practices, and budget management is required. Applicant must be computer literate with working knowledge of Microsoft Office Suite.

Availability for off shift management response to site utility / building issues, outages, and shutdowns will be required.

Client Interface

Applicant will manage the performance and outcomes of assigned staff reporting to the position and will maintain proactive and positive client interface, ensuring total contract compliance, accurate and timely reporting, and resolve critical issues relating to the site.

Compliance

The manager must ensure all work is completed in a safe manner, complaint with rules set forth by OSHA and the NFPA. Successful candidate must have working knowledge of safe work practices in all disciplines managed.  

Provide overall facility services in accordance with accounts’ standard processes and procedures including application of policies and programs, coordination of information

Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the Facility Partners to manage on behalf of the client as owner

People Management

Responsible for overall team management, staff development and planning. Execute staff succession, growth and compensation plans. Conduct annual employee team appraisals following JLL guidelines.

Education/training

  • High School Diploma Required
  • AS, 2 year Technical Degree or Military equivalent or BS Degree Preferred

Years of relevant experience

  • 5+ years of leadership experience in related fields.

Skills and knowledge

Strong leadership and relationship building skills

Strong interpersonal skills and problem - solving ability

Excellent verbal/written communication and presentation skills

Proven record of providing excellent internal and external customer service

Knowledge of standard business and accounting practices

Knowledge of Excel and ability to analyze data
